So Your Listing Expired and your home didn't sell?? YES - it is a tough market, but there are still houses selling each week - feel free to check our what's selling section of the website. Watson Realty sold an average of 34 homes per week in 2007 in Central and N. Florida. Do not expect to see any fancy schemes like "I will sell your home in 37 days or I will buy it !" (at 60 per cent of its market value!). There are no smoke and mirrors, I just want your listing because the agent with the most listings wins. It gives me more marketing dollars, my phone rings more and if they don't want a pool, then I have homes without pools or vice versa. I was one of Watson's top selling agents last year and will be again this year because I work hard and want to continue the success. There are a number of reasons why your house did not sell during your listing contract period. Our team believe that knowledge is power. I speak to a lot of people who put their home on the market and they cannot tell me what the house down the street sold for. Why Your Property May Not Have Sold? In most cases it is one of these 3 reasons: * Price Price: You determine the price your home should be offered for. A real estate agent is not allowed to tell you what price you should list your home. A proffesional should advise you on the market conditions. I have heard horror stories of agents telling homeowners that their house is worth more than it actually is in order to get the listing, then they beat them down in price. Not fair!! I am going to provide you with all the information to make that decision. If you want to list your home at $x and everyone else on the street is at $-x then you will be on the market a long time, if the market is dropping then you will be chasing it. Condition: You need to look at your home from the buyers perspective. There are 1000's of homes on the market and the same number of new homes offered by builders. There is competition out there. I have a team of agents who will walk through your home and offer unbiased advice on how to improve the property at no cost to you. Marketing: I could drag a banner behind a plane across North America advertising your home, if it is not priced correctly or not in reasonable condition, then unless a crazy gazillionaire wants to live next to his Aunt Mabel we are wasting everyone's time. If you are not on the web where most people go to buy homes then you better give up now. My homes are on the premier sites, realtor.com yahoo.com trulia.com and of course in the newspapers like everyone else. (I cannot remember the last sale I heard of where someone saw it in the paper). The best marketing is when an agent sits in a room with a 100 colleagues who have buyers looking and says "I have a great home on Elm Street for sale" agents sell homes and if your agent is with lots of other agents then the chances are increased. If your property is furnished and lends itself to a tour then a 360 virtual tour is necessary in this day an age of internet buying. You need to know who your competition is by having access to up to the minute information about what is going on, not only in your neighborhood but in the others surrounding you also. Did you know that a lot of sellers are offering 4 - 10% to the buyers agent and builders are offering large bonuses in some cases, and in most at least 5% to just the buyers agent. You need to know who is doing that and whether it impacts you. You need an agent who is educated and experienced. You need a realty company that rewards its agents for selling company listed properties. You need a company that has over 200 agents right here in Polk, South Lake and Osceola Counties. The more listings a realty company has - the more the phone rings - the more chance the caller wants to see another house than the one they called on. (phew) You need an agent who understands the contract process. You need a realty company that has its own mortgage company in-house and its own title company. You need to know when your neighbors reduce their price - immediately.
